An empty house can develop problems quickly. Serena checks the home on a regular schedule, looks for signs of damage or intrusion, and confirms that doors, windows, gates, systems, and grounds are secure. Issues are reported and handled promptly. The property is not left unwatched for months at a time.

Maintenance before problems

Serena plans and coordinates routine and preventative maintenance for each property. Regular checks help identify developing issues early, before they require more extensive and expensive repairs. We arrange qualified trades for plumbing, electrical work, air conditioning, pool care, landscaping, appliances, and other services the home requires. Work is scheduled, followed through, and recorded so the property remains properly maintained between visits.

One point of contact

Owners have one person to deal with for the house. Serena organizes vendors, schedules visits, tracks open work, and keeps records of what has been done. We handle the coordination in Guanacaste so owners do not have to find contractors, manage access, or follow up across multiple conversations.

Ready when you arrive

Before an owner arrives, Serena prepares the house for use. The home is opened, inspected, cleaned, cooled, and checked. Supplies can be replenished, appliances tested, and needed repairs completed. When the owner reaches Guanacaste, the property is in working order and ready for the stay.

The team is based in Guanacaste and is present on the properties it manages. We do not delegate the work to a distant subcontractor or manage the home by phone from another country. Local presence means decisions are made with current knowledge of the property, the weather, and available trades. Owners work with people who are here year-round.
